Head of Property and Expansion

Job summary

• Our client is a well-known retail chain is looking for Head of Property and Expansion based in HCMC
• This role will oversee property management operations, execute leasing and expansion strategies, optimize resources, mitigate risks, and maintain strong tenant and authority relationships to drive growth and enhance property value.

Job Responsibilities

• Maintain strong communication with property owners and partners to build relationships.
• Collaborate with landlords, tenants, and investors to select sites aligned with business strategy and brand requirements.
• Lead and train the property team on store locations and site selection to ensure high service levels.
• Negotiate favorable leases and explore new brand exposure platforms.
• Conduct market research to adjust rent prices for optimal retail locations.
• Stay informed on industry trends, market shifts, and regulatory changes.
• Work with legal teams to review agreements, minimizing risks.
• Resolve tenant disputes to maintain relationships and avoid legal issues.
• Conduct regular property audits for compliance.
• Ensure timely debt and rental fee collection.
• Maintain relationships with local authorities and understand land laws to reduce legal risks.

Experience requirements

• At least 10 years of senior management experience in site expansion, land acquisition, and leasing.
• Background in retail or FMCG manufacturing.
• Strong negotiation skills.
• Skilled in interpreting quantitative and qualitative data.
• Good relationships with local authorities.
• Excellent communication and presentation in English.
• Self-motivated leader with strong interpersonal and organizational skills.
• Proficient in PC skills and internet research, with a strong numerical sense.
• Pragmatic, flexible, and mature.
• Ability to work with government contacts effectively.
