Job summary

BW Industrial Development Joint Stock Company (“BW”) was established by Warburg Pincus, a leading global private equity firm and a prominent investor in Asian real estate, in partnership with Becamex IDC, Vietnam’s largest state-owned industrial and infrastructure developer. In 2023, ESR Group, APAC’s largest real asset manager, joined as a strategic investor in BW. BW is Vietnam’s foremost logistics and industrial real estate platform, managing approximately US$ 3 billion in gross assets. With over 10 million square meters of industrial land across 58 projects in 12 key Vietnamese provinces, BW has around 3.9 million square meters of gross floor area (GFA) in completed or under-construction properties. As of Q4 2023, BW has secured equity commitments totaling US$ 1 billion and has formed strategic alliances with global leaders in manufacturing, e-commerce, and logistics to meet the demands of one of Asia’s fastest-growing market

Job Responsibilities

1. Financial Planning & Analysis (FP&A) and Strategic Transformation:

• Lead the FP&A team to deliver high-impact insights and meet FP&A objectives effectively.

• Plan and implement transformation initiatives within the Finance function to optimize operational effectiveness and achieve the target operating model.

• Enhance team capabilities by fostering technical expertise, process discipline, and communication skills.

• Realign the Finance organizational structure for maximum efficiency and performance.

• Continuously assess and refine finance processes to drive workflow efficiency and accuracy.

• Develop, implement, and refine Finance policies aligned with corporate governance standards.

• Leverage technology to enhance Finance operations, including the rollout of new accounting systems and automation initiatives.

• Integrate best practices to elevate the Finance organization’s overall function and performance.


2. Accounting and Compliance:

• Oversee and guide the Accounting team in managing day-to-day accounting, reporting, and internal control functions.

• Ensure timely and accurate financial reporting in alignment with corporate policies and regulatory standards.

• Maintain compliance with tax regulations, VAS, IFRS standards, and internal corporate policies.

• Direct and manage external and internal audit processes to ensure compliance and optimize outcomes.

• Monitor and ensure tax reporting compliance for all entities, avoiding penalties through proactive management.

• Conduct regular tax planning to optimize effective tax rates.

• Assess and manage tax risks to maintain an acceptable level.

• Uphold robust internal controls and compliance with company policies and standards.

• Oversee cash flow planning and management to support corporate financial stability.


3. Corporate Transactions and Special Projects:

• Manage Financial Due Diligence (FDD) and Tax Due Diligence (TDD) workstreams related to corporate transactions.

• Serve as a finance lead in corporate transactions, including equity and debt fundraising, mergers and acquisitions, and project acquisitions.

Experience requirements

  • Proficiency in written and spoken English.
  • Over 10 years of experience in Foreign Direct Investment (FDI) companies.
  • At least 4 years of management experience in real estate or related industries.
  • In-depth knowledge of tax regulations and corporate financial law.
  • Proficiency in using technology tools to enhance Finance efficiencies.
  • Change-oriented mindset.
  • Strong leadership and team management skills. • High attention to detail.
  • Excellent analytical, reasoning, and problem-solving skills.
  • Ability to manage and prioritize multiple tasks and deliverables.
  • Proficient in communicating ideas and findings through presentations

Education requirements

Bachelor’s degree in Finance, Accounting, Auditing, or equivalent.
