Job summary
Adecco's client, a leader in developing real estate project, is looking for Project Director to join their team in Ho Chi Minh City.
This position is responsible for overseeing the planning, execution, and completion of real estate development projects, ensuring timely delivery, cost efficiency, quality standards, and compliance with regulations. The role requires strong leadership, strategic planning, and cross-functional coordination to drive project success from inception to handover.
Job Responsibilities
Project Management & Execution:
Lead and manage all phases of real estate development projects, from feasibility studies to project completion.
Develop and implement project plans, timelines, budgets, and risk management strategies.
Ensure projects are delivered on time, within budget, and in compliance with safety and quality standards.
Oversee procurement processes, including contractor selection and contract negotiation.
Stakeholder & Team Management:
Coordinate with internal departments such as finance, legal, sales & marketing, and operations.
Manage relationships with external stakeholders, including government authorities, consultants, contractors, and investors.
Lead project teams, mentor staff, and ensure alignment with business objectives.
Financial & Commercial Oversight:
Monitor project financial performance, control costs, and optimize profitability.
Review and approve project budgets, expenditures, and cash flow projections.
Identify investment opportunities and assist in financial modeling and feasibility assessments.
Regulatory Compliance & Risk Management:
Ensure all projects comply with local zoning laws, building codes, and environmental regulations.
Identify and mitigate project risks related to construction, financial, and legal aspects.
Handle dispute resolution and contractual issues effectively.
Quality Assurance & Sustainability:
Enforce high construction quality and adherence to international standards.
Implement sustainable and green building practices where applicable.
Conduct regular site visits, progress reviews, and quality inspections.
Experience requirements
Experience: 12+ years in real estate development, with at least 5 years in a senior leadership role.
Technical Skills: Strong knowledge of real estate development cycles, construction methodologies, project finance, and contract management.
Leadership & Soft Skills: Excellent leadership, negotiation, and stakeholder management skills.
Certifications (Preferred): PMP, LEED, or equivalent.
Education requirements
Education: Bachelor’s or Master’s degree in Civil Engineering, Architecture, Construction Management, Real Estate, or a related field.
